Development Phases

Phase One

The Foundation.

New homes. A Grand Hyatt hotel experience. A reimagined park. This is South Fulton's front door.

A world-class Grand Hyatt hotel, convention facilities, workforce housing, Tucker Park renovation, and the infrastructure that sets the stage for everything that follows.

Grand Hyatt — 483 Rooms, 16 Stories

Phase One is anchored by a Grand Hyatt hotel — 16 stories and 483 rooms — bringing a globally recognized luxury brand to South Fulton and establishing Mansa Park as a premier hospitality destination in Metro Atlanta. At 241,392 square feet, the hotel will serve corporate travelers, convention attendees, and leisure guests, driving sustained economic activity across the entire campus.

Convention Facilities

Integrated convention and meeting facilities within the Phase One hotel — designed to attract regional and national conferences, corporate summits, and large-scale events from day one. Flexible ballroom and breakout configurations support everything from intimate board meetings to multi-day conventions.

Workforce Housing

Workforce housing is not an afterthought at Mansa Park — it is the foundation. Phase One delivers attainable, high-quality homes so the teachers, nurses, first responders, and service workers who power South Fulton can afford to live in the community they serve. Units meet HUD area median income (AMI) guidelines with a mix of rental and ownership pathways so residents can build equity and generational wealth right here in South Fulton.

Infrastructure

Phase One includes significant investment in the roads, utilities, water and sewer systems, stormwater management, communications infrastructure, and streetscape improvements that will support the entire development. Getting the infrastructure right from the start ensures every subsequent phase can be delivered efficiently and at the highest quality.

Phase One Community Investment

Tucker Park Renovation — $5M

Phase One includes a $5 million renovation of Tucker Park — enhancing existing green space, recreational fields, and community amenities to serve South Fulton residents from the very start. Tucker Park is owned by the City of South Fulton; these improvements are part of the requests made by South Fulton and are designed to create a stronger community asset for recreation, events, and neighborhood use.
